on December 30, 2015, said Deed
of Trust was recorded on December 31, 2015, as Instrument No.
20152752, of the Land Records of
Dent County, Missouri, wherein
said party conveyed to the original
Trustee, the following described
real estate situated in the County
of Dent, State of Missouri, to-wit:

Quarter of the Southeast Quarter
of Section 12, Township 34 North,
Range 6 West, Dent County, Missouri, described as follows: Commencing at an iron pipe stake at
the Northeast corner of Lot 7 of
Great Oaks Subdivision (plat
recorded in Plat Book 2, Page 30
of Dent County Survey Records);
thence North 70 degrees 46 minutes 31 seconds West 80.05 feet to
a rebar stake for Point of Beginning
of tract herein described; thence
South 19 degrees 13 minutes 29
seconds West 540.00 feet to a
rebar stake; thence North 66 degrees 00 minutes 46 seconds West
240.83 feet to a rebar stake at the
centerline of the former abandoned
St. Louis-San Francisco Railway
Company main track; thence North
19 degrees 13 minutes 29 seconds
East with said centerline 520.00
feet to a rebar stake; thence departing said centerline of main
track South 70 degrees 46 minutes
31 seconds East 240.00 feet to the
Point of Beginning, containing
127,200 square feet or 2.92 acres,
more or less.
WHEREAS, pursuant to the
power vested in the holder of said
Deed of Trust, the said legal holder
did appoint the undersigned as

Successor Trustee to succeed to
the rights, title, interest and powers
of the Trustee hereunder; and
WHEREAS, default was made
and still continues in the payment
of the obligations secured by and
described in said Deed of Trust;
NOW, THEREFORE, at the request of the legal holder of the obligations secured by said Deed of
Trust, and pursuant to the provisions of said Deed of Trust, the undersigned Successor Trustee will
sell the property above-described
at public venue, to the highest bidder, for cash, at the West Front
Door of the Old Dent County Courthouse, 400 North Main Street,
Salem, Missouri, on Friday, August
13, 2021, between the hours of
9:00 a.m. and 5:00 p.m., for the
purpose of satisfying said indebtedness, plus costs and expenses
of executing this trust, plus other
obligations owing under said Deed
of Trust. Sale to commence at
1:00 p.m.
